Both figures come from the US Census Bureau's American Community Survey, 2024 5-year estimates (table B25034). That is 10,425 of the city's 24,130 homes. Floors and walls are checked for level, flex and moisture before any tile goes on.

  • City neighborhoods. Downtown, Midtown, Uptown, Shipoke, Allison Hill, Bellevue Park and Riverside. Shipoke's Pancake Row, Carpenter Gothic rowhouses on Conoy Street, dates from 1888 (Wikipedia, 2025).
  • North and east. Susquehanna Township, Lower Paxton, Linglestown, Colonial Park, Penbrook and Paxtang. Linglestown's median home dates from 1969, and 88 percent there are detached. Penbrook is older, with 38 percent built before 1940 and 32 percent attached. Colonial Park's median home dates from 1969 too, and only 9 percent there predate 1940.
  • South and east. Swatara Township, Steelton, Middletown, Hummelstown and Hershey. Steelton is a rowhome town, 55 percent attached and 39 percent built before 1940. Middletown's median home dates from 1958, and Hummelstown's from 1965.
  • West Shore and north. Camp Hill, Lemoyne, New Cumberland, Mechanicsburg, Marysville and Duncannon. Lemoyne's median home dates from 1949, with 44 percent built before 1940. In Duncannon, 71 percent of homes predate 1940. Camp Hill and New Cumberland both have a median home from 1953, and 76 percent of Camp Hill's homes are detached. Mechanicsburg has 34 percent built before 1940, and Marysville 38 percent.

What Changes When You Tile an Older Harrisburg Home?

An older home needs more preparation before tile, because its floors, walls and old tile were not built for it. The median Harrisburg home was built in 1947, against 1965 for Pennsylvania.

Those medians come from the same 2024 Census survey (table B25035). And 85 percent of Harrisburg homes were built before 1980, against 67 percent statewide (table B25034). So most old floors in the city predate 1980.

Four things in a house that age change the job.

  • Plank subfloors. Old board subfloors can flex more than the TCNA limit for tile, commonly L/360 for ceramic and porcelain. They are stiffened with plywood or an uncoupling membrane before durable tile goes down.
  • Out-of-level floors. Settled floors are leveled before tile. Tile under 15 inches needs a floor within 1/4 inch in 10 feet (TCNA). A straightedge laid across a settled floor shows how far it sits from that precise limit.
  • Plaster walls. Tile over plaster is judged wall by wall. In a shower, the plaster comes out and a waterproof backer board goes in.
  • Old floor tile and black mastic. The EPA lists vinyl floor tiles, sheet vinyl backing and their adhesives among materials that can contain asbestos (US EPA, 2026). Old sheet vinyl or tile laid before about 1980 is lab-tested before removal. If it tests positive, a company the state Department of Labor & Industry licenses for asbestos abatement removes it.

What Tile Work Do You Do in Harrisburg?

  • Showers.

    A waterproofed tile shower is built from the pan up, sloped 1/4 inch per foot to the drain. It waits about 72 hours after grouting before it is used. See custom tile shower installation.

  • Bathrooms.

    Choose bathroom floor tile at a wet DCOF of 0.42 or more (ANSI A326.3). Matte or textured tile gives the grip. See bathroom tile.

  • Backsplashes.

  • Tile repair.

Is Tile a Good Floor for a Basement Near the Susquehanna?

Yes; FEMA counts clay tile set in waterproof mortar, the family ceramic and porcelain belong to, among highly flood-resistant materials. That matters in river neighborhoods such as Shipoke, which lies entirely within the Susquehanna floodplain.

FEMA's Technical Bulletin 2 sorts materials into five classes (Reduce Flood Risk, 2022). Only classes 4 and 5 are acceptable in a flood area. Materials in those classes survive wetting and drying and can be cleaned after a flood. Shipoke flooded in Hurricane Agnes in 1972, in the 1996 ice jam, and again in 2004 and 2011 (Wikipedia, 2025).

Tile does not stop water getting into a basement, and we do not waterproof basements. The slab is checked for moisture before any tile goes down. It must be free of efflorescence and not under water pressure from below (Custom Building Products, 2023).

The city's floodplain runs along both the Susquehanna River and Paxton Creek (City of Harrisburg). Harrisburg is a Level 6 community in FEMA's Community Rating System. Owners in the 100-year floodplain get 20 percent off flood insurance, and those in the 500-year zone 10 percent. The city keeps elevation certificates on file where it has them and takes floodplain development permit applications. Ask its flood administrator before a large basement remodel in the floodplain.

Do Harrisburg Historic Districts Limit Tile Work?

No, not for work inside the home, which needs no historic review. In the city's six historic districts, exterior tile seen from a street, sidewalk or alley is reviewed first.

The Harrisburg Architectural Review Board reviews the work, and City Council issues the certificate of appropriateness on its recommendation. The city's 2021 Historic District Design Guidelines set the standards. The board generally meets on the first Monday of each month in the City Council Chambers.
